The primary bedroom is oversized with a king bed and features en-suite patio access and en-suite bathroom access. The primary bathroom features a dual vanity and walk in shower. In the guest bedroom there are two twin XL beds and an en-suite access to the second bathroom, featuring a single vanity and shower/tub combo (this bathroom is also accessible from a door in the living area). This unit also features a large den, with a Smart TV and second patio access. The den features a high end memory foam sleeper sofa that is quite comfortable and perfect for additional guests.

Guests have access to a number of resort style amenities including a well appointed beachfront pool and hot tub, community center with activities for children, tennis, shuffleboard, beach volleyball, and much more. Guests are entitled to access the Pointe Santo beach chairs as well. Please note we do not include other beach chairs for guest use and they must use the Pointe Santo chairs. Guests also receive a designated parking spot.
PARKING: Parking permits are required for all vehicles. Each unit has one reserved parking space. Park in the parking space reserved for your unit number only. Non-reserved spaces are extremely limited and may not be available. All motorized vehicles parked in non-reserved spaces must also display a valid parking permit. Permits may be obtained from the Pointe Santo office. No RVs, trailers, jet skis or boats are allowed
Car or golf cart recommended
Please be aware that a clubhouse is currently being built next to Building C, which may result in occasional daytime noise. The project is expected to be completed by July. While this work is outside of our control, we want to be fully transparent so you can plan your stay accordingly. Thank you for your understanding.
Guests must complete a rental agreement prior to checking in. The agreement will be sent to guests at time of confirmation.
A non-refundable cancellation fee of $100 will apply for reservations cancelled prior to the cancellation policy window. This fee covers our credit card processing fees on a refunded deposit payment.

For my first time using Air B &B it was in an excellent location on Sanibel. Properly was beautiful! Swimming pool, barbecue stations, and chairs and umbrellas right on the beach. Watching the pelicans, egrets and herons, and the dolphins! Oh, and we didn’t feed the alligators…
The place was great and Palmer was very responsive. My only issue was that there was no disclosure of the construction next door. They are constructed a new building and the workers started every day at 7:00 am. It wasn't terribly loud but if you were sitting on the patio, you would hear construction sounds all day (i.e. saws, hammers) so definitely took away from the peacefulness. In fact, the first day or two they were welding which was really loud. Also, the screens on the patio are all dusty/dirty from the construction. This was not communicated at all prior to check in so we were a little surprised/annoyed. And when I mentioned this to Palmer, I did not get any response or anything like we are sorry, we will change our description, we will offer you a small refund, nothing. It is almost like they are taking the strategy of, if we don't mention it, then it really isn't there. The place is great but I think it is only fair that you know there is construction next door.
